I'm expanding my bee operation rather quickly and I have a few friends with acreage that are interested in me placing hives on their properties.(I live on the coast of NC)
I would maintain and still own Hives they would just rent and receive some of the honey that would eventually come.
My main questions are
1. What should be included in my contract?
2. How do I figure out the cost to rent a hive?
3. How much does a customer usually receive once you do an extraction?

I'm a rank newbie and have no experience in that area, but from what I've read - hive rentals come into play when there are pollination contracts. Otherwise, if it's just your out apiary -on their land- they get the rental, in a honey portion... or whatever the parties agree to.

Usually a location for honey is worth a case of honey. Like said up above though, if it is for pollination then you should charge for your colonies being there.
I have several hives in out yards. I have wood burned our apiary's initials onto every box so there is less chance of someone clamming them as theirs (I know, sad that it must be done but better safe then sorry as we have problems in No Virginia of hive thief.) The owners (friends) get free pollination and a couple jars of honey and I get lots of pollen and nectar for the bees. - Mike
